If you’ve ever purchased or sold a home, you know how important it is for sellers to be “show-ready” at a moment’s notice. After all, you never know when that showing is going to lead to buying! You also probably already know that summer is one of the hottest times in real estate. People typically use summer as an opportunity to get settled before a new school year begins. However, what you might not know is summer happens to be one of the best times to sell your home for your own sanity.

Consider this: if you’re planning to go on vacation, it’s a good time to get your house on the market. Why? Because your home is vacant which allows ample opportunities for photos to be taken, inspections to be done, and showings to be scheduled. Not to mention, if you have a good agent who knows their stuff, a home should only be on the market about a week or two before it’s under contract. Moreover, most showings happen during the first week a home is listed. If you’re as convinced as we are, here are a few things that you can do to stay show ready even in the thick of summer:

Enlist your kids.

If you’re constantly picking up after your children, husbands, wives, partners, or even pets, we hear you loud and clear! Instead of being responsible for cleaning up after everyone for a showing, shift responsibility to your kiddos. Assign each child a bin or basket. Should a showing arise, they are responsible for collecting their things using the basket. Assign them a spot to put the basket, and worry about emptying it and tidying for real later. It will save everyone some stress!

Focus on your curb appeal.

We live in a land of pollen. From now through the end of summer and often well into fall, everything in the South is covered in a thin blanket of yellow. Pressure wash occasionally to remove pollen from your outdoor areas, especially your driveway, porch, and patio. Another pro tip is to make sure weeds are pulled and your yard is kept neat. If needed, refresh your flower boxes and keep your planters looking lively. There’s nothing like a few dollars spent at the garden store to bring your home back to life!

Keep your cool – literally.

The summer is a great time to sell your home because you can easily keep your kids (and yourself!) out of the house. It seems like there’s always an area activity! Spend the day at the neighborhood pool. Head to story time at the library. Plan an outing to local museums, or even take a quick road trip to a neighboring town. These opportunities keep everyone out of a clean, show-ready house!
